This 6.0 acre site is located within the Lancashire
countryside approximately 3.3 miles north of
Garstang town centre where there are a host of
schools, retail and leisure facilities and 0.5 miles
outside of Forton village. Access from the
development to be directly on to Hollins Lane
and the site is gently undulating with view into the
open countryside beyond.

Planning
The site has the benefit of two separate Outline
Planning Permissions with all Matters Reserved
except access, which when combined offered a
potential development of up to 51 dwellings.

The site planning references are 15/0098/OUT
providing residential development for up to 8
dwellings and 17/00233/OUTMAJ providing up to
43 dwellings both are subject to a Section 106
Agreement. See below.

Section 106 Agreement/Obligations

Education Contribution
There will be a Primary Education Contribution of
£14,217.31 per required place and a Secondary
Education Contribution of £21,423.27 per required
place. There is a formula detailed in the s106
Agreement to calculate the actual contribution
based on the number of bed spaces provided
and the available capacity at the time of
granting permission.

Affordable Housing
A condition within 17/00233/OUTMAJ states that
the combined sites shall provide 30% affordable
housing based on number of units/bed spaces.
The scheme as drawn shows 15 affordable housing units.

Highways
The access into the new development is taken
from Hollins Lane, a new footpath along the
frontage of the development is required and
visibility splays of 2.4m x 59m has been allowed.

Upgrading 2 quality bus stops on the A6 is also
required.

Please note that an intrusive ground test has not yet been carried out.

Method of Sale
Offers are invited for the freehold interest by way of informal tender with a tender date of Friday 6th April 2018, at 12 noon.

A supporting informal tender form and schedule for completion in terms of assumptions are available for completion.

Offers
We are not seeking overage in respect of the sale but are looking for offers to take account of the
Outline Planning Permissions and work within the
parameters of that approval. Any Planning
Application would be subject to the approval of the vendor via their agents.

Retained Land and Access Requirements
The vendor will require to retain a ransom strip of 1m depth along the southern boundary and any designs will need to incorporate a full pedestrian and vehicular access to the retained land.
