Summer Market Review

The residential market across the north west is “holding its ground”. You may have seen reports across the country saying that the market is “cooling” but Armitstead Barnett has felt some real strength in the market this year. The spring and summer months have seen some phenomenal results with sales of property agreed such as Myerscough House, marketed at Offers In Excess Of £1,350,000, which extends to above 10,000 square feet of period accommodation set in 15 acres – a truly unique opportunity.

Our South Lancashire Office  has sold ‘Higher Barn’ Horwich, marketed at Offers In Excess Of £795,000, a delightful 3 bedroom semi-detached barn conversion at 3400 square feet.

The sale of No 9 The Old Tannery on Mill Brow, on the market for Offers In the Region Of £225,000, in the picturesque market town of Kirkby Lonsdale was completed by our Cumbria Office.  This delightful two bedroom second floor apartment offers the new owners fantastic views over the market town!

Our new build arm of our agency is also flourishing. We provide marketing solutions for small to medium size developers with sites on the market from some leading high-end builders who build to excellent specifications.

Many sites have set off to a good start whilst those clients that face the challenges that the new build market presents are being advised through this by our capable team. Our new build homes sector is based on village and rural properties.

Agricultural land is also doing well. Simon Wells, our Rural Practice Surveyor says “We have offered a number of land parcels to the market since spring this year. Prices agreed for some smaller plots of amenity land have been at over the £20,000 per acre mark, whilst a range of larger blocks of agricultural land have been agreed in the region of £6-10,000 per acre. These variances are the result of numerous factors including the land location, topography, cropping capacity, size, services and soil type alongside many more. For the smaller land parcels with good access links and within close proximity to residential property, the amenity purchaser is helping to drive value, for use as equestrian paddocks or lifestyle farming. These land parcels are also of appeal to the ever-important development sector with speculative investors taking interest.”

Development opportunities presented to the market have generated good interest; from single plots appealing to self-build buyers through to builders who are looking to build multiple units.
