Offered for sale for the first time since 1929, this rare re-development opportunity comprising of 3-bedroomed detached bungalow in need of complete modernisation with agricultural building and land set in just under 3acres of grassland caused quite a stir from the moment we launched to market.

On behalf of the Executors of the Estate we arranged several open viewing days to give prospective buyers ample opportunity to see for themselves what was offered for sale. We met and liaised with the solicitors prior to the sale to ensure the contract pack was available well before the auction and our services weren’t only limited to providing auctioneering services for the sale of Dale Garth, we assisted with the removal of items from the property and sold farm machinery on their behalf too.

With a guide price in excess of £200,000 and by the night of the auction, we had 10 registered bidders and over 60 people in attendance. Richard Furnival was the auctioneer in charge that evening and had been the client’s point of contact throughout the process. The property met with spirited bidding and eventually realised a fantastic £351,000 (£151,000 over Guide price), the property and its land were sold to a delighted couple from Manchester.

Once the auction concluded I made the call to advise him of the good news.”

The executor later passed on his comments on the services we provided. “It was an excellent result on the evening and much was due to your expertise. The beneficiaries of the estate were delighted when told.”
