We have always know that floorplans are important. If a vendor has chosen to use a room for a particular purpose then a photograph alone can make it difficult for a prospective purchaser to envisage that room being used for anything else.
Let me give you an example. I recently visited a beautiful family home in a West Lancashire village. This particular house had what would be best described as a “turbo training room” which for myself, as a keen runner, would be of little use but my business partner Richard, being a keen cyclist, would have a great deal of use from this room. It was basically somewhere that the vendors could mount their bikes to allow them to cycle indoors regardless of the weather outside.
To many this room would be better occupied as a study, snug, playroom or gym, but in this instance it has a particular bespoke use.
The floorplan allows individuals to clearly mark out how they would use each room for a particular use and whilst photographs can sell a particular lifestyle it is the combination of the two that allows the buying public to make their own informed choice.
We have previously sold a property to a family from Essex. They had a search area within the South Ribble Borough Council boundaries and were making regular trips up north, at the weekend between the working weeks, to view properties. Under no circumstances at all would they view a property without a floorplan. Time was precious enough and there was no way they were going to risk wasting their time.
