We are being asked this question more frequently than ever, especially now. We thought we would get together a list, to give a rough idea of what is involved when moving home.
Estate agents’ fees – Most estate agents will charge a fee ranging from 1-2% of the selling price, depending on the quality of the service and the marketing.
Solicitor’s fees – A solicitor will handle the legal aspects of the sale of your home and the purchase of your next property. A more experienced solicitor is worth the extra level of fee if the sale is more complex.
Surveyor’s fees – You may wish to have a survey on your new purchase, to assess the condition and value of the property.
Mortgage broker fees – If you are purchasing with a mortgage, you may need to pay a broker for their services and fees. We work with Key Mortgage Advice and would be happy to put you in touch with them for further information.
Stamp duty – upon buying a new property, you may need to pay stamp duty (tax on a property purchase). This can vary depending on your situation. Stamp Duty Land Tax: Overview – https://www.gov.uk/stamp-duty-land-tax
Removals – on completion day, you may need to pay for a removal company to transport furniture and belongings to your new home.
Works on the new property – You may need to take into account with the onward purchase, that there may be work/maintenance required, prior to your moving in.
Taxation advice – the sale of a property can trigger tax payments and it is important to be informed of the position before selling. Capital gains tax and inheritance tax positions may apply and well-rounded advice is important.
