Burscough is a great place to be based as one of the Chartered Surveyors here at Armitstead Barnett. Our patch is a large one, covering rural, suburban and urban areas, and I therefore have the opportunity to inspect a wide range of residential, commercial and semi-commercial property, and for a variety of purposes.
Within recent weeks I have advised a pension company upon appropriate rent and other lease terms for café premises set alongside the Leeds/Liverpool canal and a very small plot of land in Aughton, of less than 100m2, for potential sale to a utility company. I am currently in the middle of the valuation of a large portfolio of showroom and office buildings in Ormskirk, together with a small parcel of woodland in Scarisbrick, for family financial planning.
Recent valuations for bank lending have included a former WWII munitions store in North Liverpool, with concrete walls and roof one metre thick, ( and no windows! ) being converted to industrial use, a portfolio of residential investment properties in Leyland and Chorley and a multi-let block of shops and flats in Southport.
I regularly act for two large property-owning charities. One of these is largely set around Manchester whilst the other involves me in the provision of valuation and marketing advice on a diverse range of ecclesiastical and associated premises, some occupied and some defunct, primarily within a radius of twenty miles or so of this office, incorporating Wigan, Skelmersdale and St Helens.
All in all, a role which can be hard work but always fascinating and rewarding.
