Market Update

The period leading up to Christmas has, in the past, been the time to see a reduction in enquiries. However, 2021 continues to surprise us with the strong demand for all rental property.  In fact, demand continues to outstrip supply, from 2 bedroom flats, within walking distance of the town centre, to larger rural farmhouses; there are an abundance of applicants waiting to take on a new tenancy.  This means fewer and smaller void periods for Landlords, and to find the right tenant for each of our properties, sometimes within days of them going on the market.

Notice Periods

Following the pandemic and subsequent introduction of the Coronavirus Act 2020, the UK Government initially increased all notice periods to six months (including Section 21 notices), with exemptions only for certain serious cases.  This then changed to four months in most circumstances, in June 2021.  From 1st October 2021 the Government updated the guidance for landlords and tenants regarding Notice Periods, which are now back to their pre-COVID lengths.  The Government have however retained the power to reapply longer notice periods until 25th March 2022, as a backstop.
