Septic Tank Compliance

6th November 2020

As more and more sales are agreed, we are seeing issues with non-compliant septic tank/private drainage holding sales up.  We advise all our clients to:-

  • Find out whether their septic tank is compliant ahead of marketing
  • Be upfront with buyers about whether it meets new standards or not
  • If it isn’t compliant, gain quotes for a compliant replacement
  • Decide whether to carry the work out or negotiate the replacement in the deal.

To quote the guidance

“If you are buying or selling a property with a septic tank that discharges directly to a watercourse, you should agree with the buyer or seller who will be responsible for the replacement or upgrade of the existing treatment system. You should agree this as a condition of sale.”

It is imperative that it is dealt with early ahead of any sale being agreed, as far as possible.  We are able to refer you to experts and make sure that you are advised every step of the way.
