Some warming facts about the market in Winter

As the nights draw in you may be putting that search for your dream property on the back burner, pulling on your woolly jumpers and socks and lighting the fire to hunker down for the winter months ahead, but guess what? the property market certainly doesn’t go into hibernation over winter, and neither should you!

And here’s why, less competition at last!  Winter is a good time to sell your home because there are fewer properties on the market, meaning that there is less competition for buyers’ attention.  Sellers could also get closer to their asking price too, as buyers know they have fewer alternatives.  The other side of this is it’s easier to make your home stand out from the smaller selection of homes on sale. In the colder months the emphasis is on making a property homely and warm, both literally and figuratively.

Another key point is that selling when the weather is colder allows you to demonstrate your home’s energy efficiency.   Every property for sale must have a current Energy Performance Certificate (“EPC”) which we can help provide for you and we are all more conscious of energy bills right now.  If you have an energy efficient home now is your time to glow!

New Year New Start – Lots of buyers see New Year as a reset button.  They may be starting new jobs or lifestyles, so this will encourage prospective purchasers to become focused early in the year wanting to get a head start on their goals.

Interesting fact: Property portals all report record numbers of visitors over the Christmas and New Year period with Boxing Day being notoriously busy.  It’s one the busiest days of the year for Rightmove & Zoopla’s website traffic, if not the busiest day!
