THE WORK OF THE AGENT ONCE A SALE IS AGREED….INVALUABLE!

Here is the real differentiator…. We know we can market a property well; we know our market, we have the knowledge to agree the right deal for our clients… all clients are happy to this point and we have a plethora of excellent reviews for all staff to prove it!

Are they in a position?  Do they have the funding?  If there is a chain, what does this look like?  We look to make sure your sale is agreed as safely as possible and if there are any risks, that you are proceeding in the knowledge of this, or as soon as it comes to light. 

Where we become even more exceptional, is through the sales progression process…  Like a dog with a bone, tenacious yet polite, we have a grip of each stage of the process, of each step of all properties in the chain (as far as possible), really getting to the bottom of all the deals involved.  Why might you want this?  If there is a hiccup… we are first to detect it, jump on to it and are equipped to solve almost every problem and on the rare occasion we can’t we have excellent connections with third parties including solicitors, mortgage advisors, planning consults and septic tank specialists who can help.

Quite recently we were involved in a very difficult chain and were in control of each property in the upper chain.  Aligning vendors and buyers expectations was already challenging enough.. when we met a bump in the road.  The property in the middle of the chain had a set of restrictive covenants, the buyer’s solicitor felt they were problematic and suggested that the vendors looked to get them released.  Here we go further than most estate agents would or could… we entered into tricky negotiations with a third party to release those covenants, beyond that their lenders needed to agree to the release.  We kept hold, we kept going, keeping all parties informed, buyers, sellers and solicitors.

Due to the time this took, the chain became strained, we did all we could to keep everyone informed and found a compromise on each of the parties’ positions on the timescales, that ultimately led to all contracts exchanging just in time for Christmas.  All the while, our lettings team were on hand in the background looking at potential rental opportunities, should the need arise.  I am quite certain most agents wouldn’t have been able to hold this all together to achieve the shared goal.

Time and time again, we see difficulties in chains where agents haven’t got full information, it is crucial to the progress of the sale – it goes to show, we love all the fantastic marketing we can carry out but nothing will beat a can-do attitude to get a property over the line.  At AB we look to recruit for attitude and train the team the AB way, here we see real strength and determination – all to service you.  #teamAB
