To Build or Buy?

When you think of Armitstead Barnett you might think we only deal with large rural properties, however we are conscious that we need to satisfy the needs of all our clients and that, in recent years, has turned to selling parcels of land with planning permission and marketing small, new build developments.

2018 has seen us build on our success in 2017 with bringing to market small, exclusive developments as well as single new build houses. We love working with clients to tailor the marketing for each development. Our advice often starts right at planning stage, advising on demand for the best kind of property in a certain location, or looking at plans to see if the designs will fit modern living. We can put clients in touch with suppliers of CGIs and brochures and offer advice on sale boards if required. Our sales teams can start talking about a site with potential buyers as soon as instruction is received, often agreeing sales off plan which can help with work flow on site.

For our buyers, reserving a property through Armitstead Barnett often gives a greater degree of personal choice which they may not get if they buy from a larger developer. Choices can range from simple things such as a style of tiles in a bathroom or kitchen units, garden landscaping or even in some circumstances more complex matters such as moving walls and redesigning interiors to suit each family’s style of living. Our sales negotiators enjoy speaking with the buyers to find out exactly what they require from their new home, and as we work closely with a lot of the directors on the developments we can quickly obtain answers to move things along swiftly. Many of our new build sites will offer Help to Buy schemes and, in some cases, offer incentives. Buying a new build property can sometimes be a little more complicated than buying one that has been previously owned. Our sales negotiators are happy to help with any questions the buyers may have along the way and will liaise between the developer and the solicitors.

Our North Lancashire Office currently has several small, exclusive developments to offer. We are delighted to have exchanged recently on our first bungalow for the Applethwaite Homes site at Brackenwood, Freckleton and had our first exchange on the exclusive development at Woodlands Green, Lower Bartle. We have also just completed on another family home on Ruskin Road at Freckleton.

We are excited to have Phase II at Foundry Court in Treales on the market with our first reservation taken. Shireshead Gardens at Forton is coming along well and we are looking forward to opening a show home on site in the new year, although several site visits have already taken place with potential buyers. This development is the second site we will be handling for Rural Splash and we have seen some fantastic sales in 2018 on their sister site at Hollins Park Gardens where there is now only 1 plot remaining. We are working closely with Lanley Homes and have 2 sites at present, one at Freckleton and one at Lea, with reservations being taken on both sites.
