Stay ahead of the new Renters’ Rights Bill

The Renters’ Rights Bill, with its aim to give greater rights to private renters, was originally suggested to be in place by Summer 2025, however is now looking more likely to become law by late 2025. 

As discussions around the Bill and what it means for landlords, tenants and the private rented sector (PRS) in general become more common place, now is a good time for all landlords and their agents to consider how the changes will affect them. 

Probably one of the most well-known elements of the bill is the abolishment of Section 21, “no fault” evictions.  A Section 21 currently allows a landlord to regain possession of the property without giving a reason, with 2 months written notice.  From the date the Bill is implemented, landlords will need to rely on the new and reformed Grounds for possession and the notice periods associated with each ground. 

Another commonly known change will be the tenants right to request a pet.  Currently it is down to the individual landlord discretion however, as part of the Bill, landlords will have to consider each pet request and if they refuse there needs to a be a reasonable justification for this.  If the tenant feels a refusal for a pet is unfair they will have the right to challenge the decision.  There are however benefits to being a pet-friendly landlord such as the high demand from applicants with pets, and the evidence to suggest that the pet owners tend to stay in a property for longer, therefore reducing tenant turnover. 

Lesser-known parts of the Bill include the creation of a Private Rented Sector Database and landlords will be legally required to register themselves and their properties on the database; failure to do so could result in fines along with the inability to obtain a Possession Order.  Rent increases will be limited by law to once a year, and the minimum notice period for a rent review will be two months.

The Bill’s ultimate aim is to give tenants greater protection and ensure that landlords are operating fairly.  For some landlords, where they have previously managed their own tenancy, now would be a good time to consider letting us manage the property for you.  By booking a landlord review with us, we can work together to ensure that your tenancy is fully compliant, and you are ready for the changes ahead.
