Accidental Landlord? I’m not sure if this a technical property term, however it is clear from the landlords that we speak to regularly that not everyone has a property to rent because they set out to become a career landlord.
In the last couple of months, I’ve been able to offer marketing advice to a landlord who has an annexe on the side of his house, once the original staff quarters. A lovely two-bedroom cottage set in magnificent grounds, waiting for a perfect tenant. I’ve met a farming couple who purchased an additional farm last year in order to expand their business and now find themselves with a farmhouse surplus to their requirements. Helping and advising them on how to get the property ready to come to market later this month has been a pleasure. Another appointment took me to a beautifully renovated and restored Grade II Listed property where the landlords have spent 5 years making it into their perfect family home, until work required them to move to the Far East for 3 to 5 years. They want someone to live in their home who will respect the character and quality of the work that has been done and enjoy living there until their return to the UK.
In fact, almost all of our landlords have a story to tell about the property or why they want to rent it out. Our expertise in finding the right tenant for the right property hopefully makes this new circumstance that the landlord finds themselves in a whole lot easier to navigate.
Legislation and compliance around rental properties is huge and changing all the time.
