Phase 2 of the Renter’s Rights Act 2025 appears to be well underway, with the introduction of the Private Rented Sector Database being rolled out across the country from this winter. For Landlords in the North West, the registration opens on the 15th May 2027 with a deadline of the 14th August 2027.
Landlords will be required to register themselves and each let property on the Register Your Rental Property portal and will need to provide information including property address and type, details of the tenancy, the rent charged and compliance information including Gas Safety Certificates, EICRs and EPCs. The annual fee will be £65 per property.
Managing Letting Agents will be able to upload certain information with the Landlord’s permission, however responsibility to start and end the registration process remains with the Landlord.
The intention is that by registering their properties, Landlords are able to clearly demonstrate that they are complying with the rules. Local Councils will be able to use the tool for enforcement, and in future tenants will be able to see if a Landlord is compliant with key legislation.
Landlords will face civil penalties of £7,000 for a first time failure to register, which could escalate to £40,000 for continued breaches.
