Minimum Energy Efficiency Standards (MEES) – Do You Comply?

As of 1st April 2020 all existing privately rented properties will have to meet the MEES regulations, being rated E or above. As of 1st April 2018 it has been a legal requirement for all privately rented residential properties to meet a minimum energy performance rating of E as assessed within an Energy Performance Certificate (EPC) when granting a new tenancy. An EPC is a document that looks at a variety of factors within a property including age, construction, internal area, space heating, water heating and renewables in order to come to a rating between A-G which describes how energy efficient that property is. An EPC will give some basic advice to the homeowner concerning how the EPC rating could be improved. Some funding is available for the installation of some of these improvements, however this support is generally difficult to obtain and most landlords will find themselves footing the bill to bring their property up an E or above
