Keeping an Eye on Your Land – What Happens During a Land Inspection?

29th October 2026

Annual inspections are an important part of our land management services, helping to ensure that agricultural land is being farmed and maintained in accordance with the terms of the agreement it is let on.

During an inspection, we undertake a thorough walk around the land, including all boundaries, looking at several areas including:

  • Land condition – Assessing the condition of grassland, crops, and soil, including any signs of poaching or damage.
  • Weed control – Checking for injurious weeds and identifying any areas requiring attention.
  • Boundaries and access – Inspecting hedgerows, fences, gates, and access points, ensuring boundaries remain tidy and stockproof where required.
  • Tenancy compliance – Checking that the land is being used in accordance with the tenancy agreement, including any agricultural use restrictions, stocking density limits and permitted grazing periods.
  • Drainage and watercourses – Checking ditches, drains and watercourses for signs of blockages, damage, or poor drainage.

During the inspection, we take photographs and record observations, which are then used to compile a detailed Record of Condition. This provides the landlord with a clear overview of the land’s condition, highlighting any maintenance issues or areas requiring attention. It also serves as a valuable reference for future inspections, allowing us to monitor changes in the land’s condition over time.

Whether your land is let under a Farm Business Tenancy, Agricultural Holdings Act tenancy or grazing licence, regular inspections help ensure the land is properly maintained, encourages positive landlord and tenant relationships, and identifies any potential issues before they become more significant.

If you’re looking for a professional management service when letting your land, please get in touch with our team to discuss further.
