What is a landlord’s worst fear? Perhaps a Christmas Day phone call from a tenant with a broken boiler, or maybe a Boxing Day text to say that their pipes have frozen! The onset of winter unfortunately brings with it a whole host of potential maintenance issues that any landlord will be keen to avoid.
Here are a few of the most common cold weather problems that landlords could potentially face –
Frozen Pipes
If the temperature in your property drops for a certain amount of time, you run the risk of the pipes freezing. This can cause serious damage to the property, not to mention the expense that could be incurred rectifying the damage done. Advise your tenants to have the heating on for at least one hour per day. If the property is empty, it is recommended to turn off the water supply. We recommend that pipes are lagged and insulted to avoid freezing.
Broken Boiler
A broken boiler is one of the most common maintenance issues raised, but it can be easy to prevent. We recommend you having your boiler inspected and serviced in the autumn to make sure it is in tip-top shape ready for winter. Having regular inspections also demonstrates to tenants your commitment to maintain the property – happy tenants lead to long-term tenants!
Condensation
Condensation occurs when moist air comes into contact with colder surfaces like windows and outside walls. Warm air in a property holds more moisture than cold air – when it comes into contact with cold surfaces, it deposits the moisture. This often results in wet walls that can lead to black mould growth. Asking your tenant to open their windows partially for a short while, especially in the kitchen and bathroom, can help prevent issues arising. However, we do understand that some properties, in particular cottages and older buildings, are more susceptible to damp so we would advise taking extra precautions such as purchasing a dehumidifier for the tenant to use.
