Since Lockdown eased

It’s about 8 weeks since agents were given the go ahead to ease out of lockdown.  Since then we have followed guidance, worn PPE, attended appraisals, given advice, marketed properties, agreed sales and got to completion!  The market really is moving!  In our last newsletter we couldn’t quite believe the statistics being pulled through on the “extra detail views” across the North West on Rightmove, showing an increase in some locations of 20% on last year.  A month or so on, this has risen to 70% on last year in PR and BB post codes and 50% in LA post codes.  “Extra detail Views” are a good indicator of people looking at properties.  We have also seen agency calls into Armitstead Barnet increase 3-fold this year on last.  Amazing!

New buyers have entered the market to include:-

• Those who have “taken stock” during lockdown, deciding now is the time to make a long-desired move. Or they have had a shift in mind completely!
• People who sold a while ago and have been in a rented property waiting for the right property are refocussing their attention on finding one now. 
• Those looking to move out of a built up area.
• A further increase in those looking for a good quality new build.
• Those looking for annex accommodation.
• Those looking for a property to more easily “lock up and leave”.
• Release of more agricultural property has brought more agricultural buyers forward.

In the last 8 weeks we have agreed some fantastic sales throughout the sectors.  With some real strength back at the high end of the market again.  If properties are marketed well and priced correctly then they should sell in this market.

We have a range of buyers actively looking and since the government have given a temporary alteration to Stamp Duty, there is plenty of scope to sell.
