What a week!

We started to hear whispers that the government were going to extend the stamp duty holiday about a week ago.  This was later confirmed in the budget as follows:  

  • Current stamp duty holiday extended until the end of June (nil rate band £500,000)
  • And then the benefit halves between July and September (nil rate band £250,000)
  • Pre covid stamp duty rates will be reintroduced 1st October 2021
  • There will be a mortgage guarantee scheme which will be introduced on 1st April. (Awaiting details) 

Stamp duty holidays provide a good stimulant to the market.  If you compare January and February 2020 to the same period in 2021, Armitstead Barnett have agreed 2.5 times more sales than last year – a phenomenal result and achieving strong property prices.  Demand is outstripping supply – the stamp duty holiday should activate those who were thinking of selling to start to get some advice.
