Why use a commercial letting agent?

28th September 2026

We frequently come across commercial property owners who let their property themselves. They perhaps own a small industrial estate or a few workshops and rely on attracting tenants through word of mouth, or by putting a ‘To Let’ board up at the property.

For small workshops or other commercial spaces, this can be a perfectly adequate approach. So why would such an owner need a commercial letting agent?

Case Study – Workshop Nr Kirkby Lonsdale

This recent instruction is an excellent example of what a professional commercial agent brings to the table.

The client had previously handled their commercial lettings in-house. This time they appointed Armitstead Barnett to let one of their vacant workshops.

The outcome:-

  1. Better rents. Through our knowledge of the market, we advised the client that they could achieve better rents than they had expected or previously obtained. We successfully let the unit at the full asking rent.
  2. Choice of tenant. By marketing the property more widely than the client would have been able to themselves, we were able to generate interest from multiple prospective tenants, giving the landlord a choice of which party they wanted to let to. Finding the best possible tenant – rather than ‘any’ tenant – is of utmost importance to any landlord.
  3. Time saved. The AB team professionally handled the enquiries, viewings and negotiations, freeing up time for our busy client.

We were delighted to achieve a result for our client and this letting demonstrates the value that a good letting agent can add.

If you are a landlord with a vacant workshop, office or other commercial property, contact the AB Commercial team for a no-obligation discussion.
