Residential and rural property sales have been slowing in some areas – we have all seen the newspaper headlines dictating that the rental sector within the UK continues to grow.

This is through a combination of the affordability issues in respect of purchase and also we have seen a new breed of landlord, that of the “reluctant landlord” who is unable to sell their property but needs to relocate and therefore chooses to let their home whilst renting elsewhere.

Investment in a wide range of property portals has been critical to letting properties in this market, these portals allow properties to be exposed to a wide audience.

Finding a tenant is often the easy part – selecting the right tenant is more important! A bad tenant can not only ruin your home but at the same time can cause a great deal of stress and anguish. The best way to approach this is by ensuring a “belt and braces” approach. All of our tenants are put through tenant financial checks, furthermore we request copies of 3 months bank statements and 3 months payslips, along with references from previous landlords where possible. In addition, we ensure that a member of our team has met with the tenant – this is invaluable in judging whether a tenant is suitable for a certain property or not. We have a superb track record in tenancy selection. On entry a full photographic record of condition is taken and is signed by all parties to show that the record is fair. The record of condition can then be refered to at the end of the tenancy. If the property is managed by Armitstead Barnett, we will often agree with the landlord, the frequency of rental inspections.

As Chartered Surveyors, we hold a fully regulated clients account where deposits are held. The deposits are also covered by the Tenancy Deposits Solutions Scheme, which gives a method of resolution if the tenancy comes to a sticky end.

The rental levels at which we deal vary from £450 – £3500 per calendar month and although we specialise in rural properties our rental portfolio is growing through every sector. Not only do we deal with residential property for letting but we are also finding a high level of interest within the equestrian and agricultural sector with land performing very well from a rental perspective. We have a well versed team of Rural Surveyors who can manage properties on Farm Business Tenancies, Agricultural Holdings Act Tenancies, Licences and Contract
