A Day In The Life Of A Lettings Professional

No two days are the same here in the rental department of Armitstead Barnett and that is what I love.

Most days we start off with a team meeting making sure we have everything in hand.

I start by registering any internet enquiries received overnight. These are our biggest priority; understanding applicant’s needs, checking their suitability, and booking viewings.

I will then give all landlords an update on their properties currently on the market. This ensures we are always acting in the line with the landlords’ best interests and needs.

My role, as lettings advisor, does not just stop at the office. As well as attending viewings another significant part of my role involves conducting property inspections. For managed tenancies we undertake inspections every 6 to 12 months. These inspections are more than just a compliance check; they are an opportunity to check-in with our tenants face-to-face, making sure they are happy and have no maintenance concerns. Following each visit, I compile a full report including the tenant’s comments, my own detailed observations on the property’s condition, and photographic evidence of the condition of the property.

We hope that following these inspections there are not any issues however, this is not always the case. I send the detailed report to the landlord, following up with a phone call to walk them through any issues raised. From there, I coordinate with one of our many trusted, dependable contractors to arrange quotes and schedule any remedial work.

Dealing with property maintenance is a key part of my role. Arranging contractors, discussing progress of ongoing projects, and keeping both tenants and landlord updated is vital for a good tenant landlord relationship. I also arrange contractor visits for tenancy compliance such as annual gas safety certificates and 5 yearly electrical instillation condition reports. All of this takes away the stress from the landlord, keeps the property in good order and most importantly, keeps the tenancy compliant.

Back in the office I am responsible for preparing tenancy agreements and all relevant tenancy documents. There is a host of information that the tenant needs prior to renting a property and we are here to walk them through it all.

The end of the day is all about making sure my notes are up to date, arranging my to do list and checking my schedule for tomorrow’s viewings and inspections. 

It’s about ending the day knowing we’ve provided a high level of service and being ready to do it all again tomorrow.
