Why use an Agent to manage your Rental Property? 

June and July have continued to be really busy months for the Lettings Department with lots of new properties launched to the market, non-stop viewings and tenancies agreed.

However, advertising a property To Let and finding a suitable tenant is only part of the job.  Managing the tenancy and dealing with the end of tenancy process plays a huge part in our day-to-day tasks.  At a recent market appraisal, I was asked by a first time landlord what the benefits are to having an agent manage the tenancy and I was happy to share my reasons why I think it’s a great idea! 

Over the last few years, the range of compliance obligations that a landlord must abide by has grown considerably and continues to change and update on a regular basis.  Right to Rent Checks, Energy Efficiency Standards, Gas and Electricity Certification and Deposit Protection are just a few of the daily compliance issues that we complete and check off as your managing agent.  Whilst landlords quite often feel comfortable collecting their own rent and dealing with maintenance issues, they are often unaware of keeping up with compliance.

When it comes to dealing with maintenance issues getting your plumber to attend to a leaking tap is fairly straightforward  however, larger more complicated issues can be time consuming and progress updates to tenants can leave some landlords feeling quite stressed from potentially awkward conversations.  We have a large list of trusted local suppliers who will provide us with quotes before getting the job done in a timely and professional manner. 

I was recently asked to serve notice on a property where the tenants have been in tenancy for quite a long time, however the landlord now needed to sell the property.  The landlord had not used an agent to let the property and had managed it himself.  When speaking with the landlord regarding the proof of compliance, in order to serve the notice, it soon became apparent that this had not been met at the start or throughout the tenancy.  The landlord now needs costly legal representation to try and gain possession so that he can go on to sell his property.  He was unaware that such compliance even existed.

With a change in government and their commitment to the new Renters’ Rights Bill we are sure that this will bring new elements to the compliance aspects of renting a property and using a professional managing agent will be the surest way to keep up with these changes.
