Changes to the EICR Regulations – November 2025

Landlords – did you know?

From the 1st November 2025, EICR regulations are changing.

Electrical Installation Condition Reports (EICR’s) have been part of legislation for private rented homes since June 2020.  Landlords have been required to ensure electrical installations are inspected and tested every 5 years, and the tenants provided with a copy of the Certificate.

The changes coming into force next month will see:

  • Higher fines for landlords, the maximum penalty increasing from £30,000 to £40,000;
  • Local authorities will be able to serve remedial notices on landlords where an EICR has failed and the works to rectify have not been completed and
  • Landlords will be able to use a new legal defence if tenants won’t let you in.
