It is hard to think we are writing about this already but its true; act now to move before Christmas!
The average time from agreeing a sale to completion (the day of the big move!) has been reported to be above 12 weeks across the country. At AB we can report that it can be done quicker, yet some more complex sales can take longer!
Before you agree a sale, there will be a period of marketing, depending on the property type, style of campaign, pricing, or complexities of the property, needless to say a carefully crafted marketing campaign, tailored to suit you and your property takes TIME to get right.
With this in mind, now is the time to act if you are wanting to move this year. Here is our advice:
- Pick up the phone / drop us an email;
- Book in to meet up with one of our knowledgeable property experts;
- Allowing plenty of time is key to easily attaining your goals;
- Our Property Agent will give you current market advice and any tips on property presentation;
- We will discuss our proposal to bringing your home to the market or the style of marketing we believe is required to get you the best price within the timescales we discuss. Take a read of the paperwork, we are happy to help you complete it;
- We can get the photographers booked in at a time and date to suit you;
- We will prepare the brochure to display your property, using exceptional photography, drone images, floor plans, boundary plans, view shots, lifestyle shots – whatever we think will do the trick;
- Where appropriate, we will also work on the video tour;
- All of this is sent to you for approval/ tweaks and
- Typically, we have a final discussion on pricing ahead of going to market.
As you can see it takes time to do this well. We are here to make this as easy as possible for you.
Then on to the marketing:
- Social media, sneak peek prepared;
- A run through of our list of “buyers searching for”, who may well be interested in the property;
- Email out to buyers looking for something similar;
- Social media posts prepared;
- launch to abarnett.co.uk and
- launch to other portals to include rightmove.co.uk and uklandandfarms.co.uk.
We then go onto handle the interest:
- Quality buyers;
- Check positions;
- Arrange viewings;
- Enter negotiations;
- Handle feedback;
- Agree a sale;
- Gain further funding information;
- Complete due diligence and
- Send out the memorandum of sale.
All of this takes some time plus the widely reported 12 weeks to exchange to completion.
Typically, sales agreed by mid-September will make a December move, so you see, we need to allow for “preparation” and “marketing” along with “negotiating” before that. We can get a property to market within a week, but we want to give you a more considered approach.
