Valuations have never been more important and at Armitstead Barnett we carry out RICS compliant reports for a variety of uses.  These are as follows:

The purchase of a house, farm or commercial property is often one of the largest steps in your life.  Rarely is a property purchased outright for cash, therefore, mortgage lending is often required.  The report we carry out is on behalf of the bank to ensure that they are lending money to you, the borrower, as a safe transaction for the lender.

Taxation – the quote that there are only two things in life that are guaranteed are that of death and taxation is correct and valuations for taxation purposes cover both of these situations.  If you are selling an asset, in most circumstances, if the transaction results in a financial gain, capital gains tax will be payable.  We can provide portion values and also retrospective valuations over a number of years, even back to the oldest base valuation of the 31st March 1982!

Inheritance tax is payable on a person’s estate following their death, if it exceeds certain figures.  Inheritance tax is currently in the news with the proposed changes to the agricultural community; however, this will have considerable ramifications for all business people potentially as of April 2026.  We carry out valuations following the death of parties, we also provide valuations to allow for inheritance tax planning in order to mitigate taxation burden.

Matrimonial – the statistics speak for themselves that one in two marriages currently ends in divorce.   We are involved in the final element of a matrimonial settlement in terms of the division of jointly owned assets.  This can be as a single joint expert report acting for both husband and wife and reporting to the Court or acting as an expert witness for either husband or wife again reporting to the Court.

Litigation – we are seeing increases in disagreements relating to property which require a valuation to assess either a loss in value or value of land taken requires a considered approach to the valuation of property.  Again, with the report addressed to the Court to provide either the Judge or mediator with the necessary financial values to adjudicate a case fairly.
